Tenant Improvement

A TI refers to the interior construction work performed to customize a commercial space for a specific tenant's use. TI work typically includes partitions, ceilings, flooring, lighting, HVAC distribution, electrical devices, and millwork. TIs are common in office, retail, and medical office buildings. The scope and cost of TI work is often negotiated between the landlord and tenant as part of the lease agreement, with the landlord contributing a Tenant Improvement Allowance (TIA) toward the build-out cost.
